More Information About DSCR Loans

DSCR stands for Debt-Service Coverage Ratio, a type of rental loan that’s popular with investors because it focuses on property income—not personal income.

This can be especially helpful for self-employed investors or those with multiple properties.  DSCR loans look at whether the rent from the property covers the mortgage, rather than your tax returns or employment history.

Here’s how it works:

  • DSCR = Monthly Rent ÷ Monthly Expenses (PITIA)

  • PITIA = Principal, Interest, Taxes, Insurance, and Association dues

  • For example, if your property rents for $2,500/month and your PITIA is $2,000, your DSCR is 1.25.  That means your property generates 25% more income than it costs to operate—something lenders like to see.

What’s a Good DSCR?

Most lenders like to see at least a 1.25 DSCR, which shows positive cash flow.  A DSCR below 1.0 means the property isn’t covering its costs, and that’s a red flag for most deals.
